Virtual Buyer Service with Commission Rebate of up to 75% of our Commission

The maximum commission rebate you can get anywhere. We cannot be beaten. Get as much as 75% of the commission we get as credit/rebate at closing. While others will lend you their truck for free, the rebate gives you more flexibility to even pay for your movers or buy furnitures you need.

Commission Rebate up to 75% of our Commission Details

  1. This is a full service minus the in-person interaction from us. We will communicate via phone or email.
  2. You either visit open houses yourself or contact the listing broker of the property you wish to see
  3. Contact us once you are ready to make an offer
  4. We write an exlusive broker agreement for the specific property you wish to write an offer which will also specify that you can get up to 75% of our commission
  5. There is a $200 up-front and non-refundable for each offer we write
  6. We will write the offer for you and handle all the negotiation and paper work
  7. You arrange to have an inspection as necessary
  8. We will handle the after inspection paper works needed
  9. We handle the coordination between selling agent and settlement company
  10. The minimum commission that we will receive is $3,000 of the commission whichever is higher.
  11. A 1/4% surcharge will be deducted from the total rebate if the property is a short sale.
  12. All Terms and Condtions are subject to change without notice. You need to have a written agreement with us in place to be guaranteed to get this offer.

Virtual Tour Links

Virtual Tours need to be hosted in our own server. For us to host your virtual tour, you need to:
1. Send us a link where we can view and download the video tour
2. Video tour should not have any form of text or audio branding
3. Video file should not be more than 50MB in size.
4. We do not grab videos on youtube, you will have to use an online file sharing service like dropbox or onedrive.

The cost is $30

Post Listing Changes

There may be cases when an owner wants to make a change on the listing even after the listing agreement with us has ended or the listing has been withdrawn. We will be glad to accommodate a non-status change request for as long as the MLS allows the changes. The fee to make a one time/one item change is $30 and can be paid here.

Georgia Listing Withdrawal

MLS in Georgia has a $50 per MLS withdrawal fee. Properties in Barrow, Bartow, Chattooga, Cherokee, Cobb, Dawson, DeKalb, Douglas, Floyd, Forsyth, Fulton, Gordon, Gwinnett, Haralson, Hall, Jackson, Lumpkin, Paulding, Pickens, Polk, and Walton Counties are in both FMLS and GAMLS so the withdrawal fee is $100

This is where you make a payment to withdraw your listing in Georgia.
